HOW MANY YEARS OF EXPERIENCE DO YOU HAVE IN REAL ESTATE AND PROPERTY MANAGEMENT

HOW ARE MAINTENANCE REQUESTS HANDLED?

Tenants have responsibility for some of the maintenance tasks for the upkeep of the property. They have to replace burnt-out light bulbs, change furnace filters, change batteries in the smoke detectors, and provide for extermination after the initial move-in. Tenants are usually responsible for lawn care and snow removal. When repairs need to be done outside the scope of the tenant's responsibility, we have a talented maintenance team to handle the job.

WHAT ARE LANDLORD OBLIGATIONS TO THE TENANT?

The role of the landlord in the Section 8  voucher program is to provide decent, safe, and sanitary housing to tenants at reasonable rent. The dwelling must pass the program's housing quality standards and be maintained up to those standards as long as the owner receives housing assistance payments. In addition, the landlord is expected to provide the services agreed to as part of the lease signed with the tenant and the contract signed with Section 8.

DO WE ACCEPT SECTION 8 PARTICIPANTS AND WHAT ARE TENANT OBLIGATIONS WITH THE SECTION 8 PROGRAM?

Yes, we accept tenants who use Section 8 or the Housing choice vouchers.

After Section 8 approves the unit and lease, the tenant signs a lease with the landlord for at least one year. The tenant will be required to pay a security deposit to the landlord. After the first year, the landlord may initiate a new lease or allow the family to occupy the unit on a month-to-month lease.

HOW ARE TENANTS SCREENED FOR RENTALS?

We check credit score, rental history, ability to pay, evictions, criminal history, employment status, and other factors as the criteria for screening tenants for rentals.
